One in five Sydney homes shows evidence of termite activity — and most home insurance policies exclude the damage entirely. Our Sydney termite inspectors use thermal imaging, calibrated moisture meters and Termatrac termite-detection radar to find active nests, previous damage and the conducive conditions that attract subterranean termites. Fixed fee from $220. Report within 48 hours. Available across every Sydney postcode.

How much does a termite inspection cost in Sydney? (2026 fixed fees)

Standalone termite inspection: $220–$385 depending on property size and access. A 1–2 bedroom unit sits at the lower end; a large double-storey house on acreage with outbuildings sits at the upper end. Every quote is fixed before we attend — no per-hour charges, no 'additional' fees added later.

Combined with a building inspection: $440–$715 for the full pre-purchase package. Most Sydney buyers book the combined scope because it's cheaper than two separate visits and gives a single unified report. See our full 2026 Sydney pricing guide for the complete breakdown by property type and suburb tier.

The two termite species that matter in Sydney

Coptotermes acinaciformis is the dominant species across Greater Sydney — an aggressive subterranean feeder responsible for the majority of residential damage claims lodged with insurers in NSW. Coptotermes will build mud tubes across concrete, bridge ant-caps and tunnel through mortar joints to reach untreated timber.

Schedorhinotermes intermedius is more common on the North Shore, Northern Beaches and leafy Inner West suburbs. It produces less obvious mud tubing but similar levels of damage — and is regularly missed by visual-only inspections. Our thermal-imaging and Termatrac scope catches both species reliably.

Where our inspectors find the most termite activity in Sydney

Higher-risk corridors we inspect weekly: the Hills District (Kellyville, Rouse Hill, Castle Hill — new estates on reactive clay with irrigation running against slab edges), the Northern Beaches (Avalon through to Manly — mature gardens, sandy soils, high-moisture pockets), the Inner West (Marrickville, Newtown, Leichhardt — pre-1950s weatherboards and sub-floor cavities), and the Sutherland Shire bushland fringe.

Lower-risk but not zero: high-density unit blocks in the CBD, Eastern Suburbs and North Sydney — where slab construction and limited landscaping reduce access, but roof voids and shared timber elements still need checking. We inspect every Sydney suburb, and price the same fixed fee regardless of postcode.

Pre-purchase termite inspection vs annual homeowner inspection

Pre-purchase: booked before you exchange or bid at auction. Focus is on evidence of past or present activity, structural damage, and any conditions the seller should disclose. Report is written for a decision — proceed, walk away, or renegotiate.

Annual homeowner inspection: recommended every 12 months for every Sydney home (every 6 months in high-risk corridors). Focus is on early detection and management planning. Report includes recommendations for treatment systems, barriers or baiting stations where warranted.

What a positive termite finding means — and what to do next

Finding termites doesn't automatically mean walking away from a purchase or panicking about your home. Our report separates active infestation (requires immediate treatment before any repair) from previous damage (assessed by our inspector for structural impact) from conducive conditions (environmental factors you can fix to prevent future activity).

Where treatment is required, we refer you to licensed pest managers we've worked alongside for years — we don't upsell treatment ourselves, which keeps our inspection genuinely independent. Where the finding materially affects value, our report gives you the evidence you need for a price renegotiation or contract exit.

The reality

The problems Sydney buyers keep telling us about

You've spotted mud tubing, hollow-sounding skirting or discarded wings — and need answers fast

You're 48 hours from exchange and your standard building inspection didn't include a full timber-pest scope

Your last inspection was 'visual only' — no thermal imaging, no moisture readings, no confidence

You've had termites before and need a pre-treatment inspection before booking a barrier or baiting system

The transformation

You get a photo-rich, evidence-based termite report within 48 hours — showing exactly where activity, damage or conducive conditions were found, what treatment (if any) is required, and whether it's safe to proceed with your purchase or renovation.

What's included

What every Pest & Building Inspections Australia inspection covers

Full timber-pest scope to AS 4349.3

Interior, exterior, roof void, sub-floor, fence lines, gardens, trees and outbuildings — every accessible timber checked for active termites, past damage, borers and fungal decay.

Thermal imaging camera

FLIR thermal imaging picks up the heat signature of active termite colonies inside wall cavities, ceilings and sub-floors — long before visible damage appears.

Termatrac termite radar

Non-invasive microwave radar detects live termite movement behind wall linings without drilling or damage to the property.

Calibrated moisture mapping

Every wet area, external wall and sub-floor tested — because termites need moisture, and moisture readings are the earliest warning sign.

Conducive-conditions audit

Garden beds bridging ant-caps, weep-holes blocked, timber-to-soil contact, sub-floor ventilation — the environmental factors that invite termites onto your property.

Photo-rich 48-hour report

Every finding photographed, mapped to a floor-plan diagram, and ranked with clear treatment recommendations. Free 15-minute phone debrief with your inspector included.

How quickly can you book a termite inspection in Sydney?+

Most Sydney bookings are attended within 24–48 hours. Same-day inspections are usually possible when booked before 10am. Reports are delivered within 48 hours of inspection.

Do you use thermal imaging and Termatrac on every termite inspection?+

Yes — every Sydney termite inspection includes thermal imaging, calibrated moisture mapping and Termatrac termite-detection radar where suspect areas are found. These tools are included in the fixed fee, never charged extra.

What's the difference between a termite inspection and a pest inspection?+

A timber-pest inspection (AS 4349.3) covers termites plus other wood-destroying organisms — borers, fungal decay, and conducive conditions. Our termite inspection is the full AS 4349.3 timber-pest scope, not a termite-only walkthrough.

How often should I have a termite inspection on my Sydney home?+

Annually for most Sydney homes; every 6 months if you're in a high-risk corridor (Hills District, Northern Beaches, bushland fringes) or have a history of activity on the property.

Will you help me organise treatment if termites are found?+

Yes — we refer you to licensed pest managers we've worked alongside. We don't sell treatment ourselves, which keeps the inspection genuinely independent. You choose the treatment provider; we provide the evidence.

Do you inspect strata units and townhouses for termites?+

Yes — we inspect every unit, townhouse, villa and house type across Sydney. Strata common-property termite inspections are also available for owners corporations and building managers.

What areas of Sydney do you cover?+

Every Sydney postcode plus the Central Coast, Blue Mountains, Illawarra and Newcastle. Fixed fee regardless of suburb — travel is never charged extra.
