New Build Inspection Sydney

Stage one — slab and footings — is the last chance to verify reinforcement, formwork and set-out before concrete is poured. Stage two — frame — checks stud spacing, wall bracing, hold-downs and roof truss connections against the engineer's design. Stage three — pre-lining / lock-up — reviews waterproofing, flashings, insulation and services before plasterboard is fixed.

Stage four — fixing — verifies internal linings, tiling, cabinetry and waterproofing to bathrooms. Stage five — Practical Completion Inspection (PCI) — is your final opportunity to compile a builder defect list before you make final payment and take possession.

The most common new-build defects we log across Sydney are missing wall bracing, incorrect flashing to windows, undersized termite management systems, missing wet-area waterproofing at critical junctions, and roof-tile bedding and pointing failures. Each is far cheaper to fix at the appropriate stage than to rework after handover.

We also see recurring documentation issues — insulation ratings that don't match the BASIX certificate, glazing energy-rating stickers missing, and smoke alarm placement that doesn't meet AS 3786. Our stage reports flag every one of these against the corresponding standard so your builder can rectify without dispute.

Most builders push back on independent inspectors at first — until they realise the alternative is a much longer defect list at PCI. Once your builder knows a qualified third party is checking their work at each stage, workmanship quality tends to improve immediately.
