When you need a defect report — not a pre-purchase report
A defect report is fundamentally different from a pre-purchase inspection. It focuses on identified issues that have already caused, or are likely to cause, damage — and it establishes cause, extent and rectification methodology in enough detail to support a claim or dispute.
Owners commission defect reports in four common scenarios: an ongoing dispute with a builder over workmanship, an insurance claim for storm or water damage, a Home Building Compensation Fund (HBCF) claim, or preparation for NCAT proceedings. Each has different evidentiary requirements, and our reports are structured accordingly.
