What Sydney buyers actually pay in 2026
Across Sydney metro, a combined building and pest inspection on a standard 3–4 bedroom detached house typically ranges from $450 to $650, GST included. Apartments and small units usually sit between $350 and $500. Large executive homes, homes on sloping blocks and rural-residential properties can range from $700 to $1,100+ because they take significantly longer to inspect properly.
There are three price levers that move that number: property size, property access, and inspection type. Everything else — the postcode, the day of the week, the urgency — has very little impact on a reputable inspector's price. A quote that swings wildly based on how desperate you sound is a warning sign, not a discount.

The three things that move the price
First, size. A single-storey 2-bedroom cottage is a much faster inspection than a 5-bedroom double-storey with pool, granny flat and dual garage. Most inspectors price by 'floor area equivalent' bands — under 200m², 200–300m², 300–400m², 400m²+. Ask which band you fall into before you compare quotes side by side.
Second, access. Sub-floor and roof void access are two of the most defect-rich zones on a property. If the roof is trafficable and the sub-floor is crawl-height, that's a full inspection. If both are inaccessible, the report has to be qualified — and that's genuinely a limitation, not a discount opportunity. A cheap inspection on a house with no sub-floor access is often cheap because the inspector didn't have to do the hardest part of the job.
Third, the type of inspection. A pre-purchase building & pest is different in scope, and price, from a dilapidation, stage inspection, PCI handover, strata report or defect matter. Ask for the exact scope in writing before you compare quotes. Two inspectors quoting 'a building inspection' can be quoting genuinely different products.

Why the cheapest quote is almost always the wrong one
$250 inspections exist in Sydney. They are almost always one of three things: (1) a franchise loss-leader designed to sell you a follow-up pest treatment worth ten times the inspection fee, (2) a tick-box PDF report generated in under 40 minutes on-site with generic photos, or (3) an inspector who has quietly reduced their professional indemnity insurance to save cost. In all three cases, the report is not built to give you real leverage or protection.

The economics are simple: an inspector needs to physically be on-site for 90 minutes to 3 hours, then spend 60–120 minutes writing a photo-rich report, then take a debrief call. What you should get for the money

How to compare quotes correctly
Send the same brief to three inspectors: property address, number of bedrooms, storeys, land size, whether it has a pool, and your cooling-off deadline. Ask each for a fixed price in writing, the standard they inspect to, their PI insurance cover, whether they accept referrals from agents, and the expected turnaround time.
That short list will separate the professional inspectors from the volume-book operators in about five minutes. The professionals answer every question in writing without hedging. The volume operators reply with a price and a pushy booking link.
One extra question that quietly filters out the weakest operators: 'Will the inspector who visits the property also write the report and take the debrief call?' In a well-run practice the answer is yes. In a franchise call-centre model the inspector on-site is often a subcontractor, the report is written from photos by someone else, and the debrief is handled by a sales rep. That's a real quality gap you don't see in the quote.

Hidden costs that show up later
Some inspectors quote a low headline fee and then add for the things most buyers assume are included. Watch for: separate line items for the pest component, thermal imaging as an 'upgrade', a fee to attend a re-inspection after works, a charge to email the report to your solicitor, or a fee to answer a phone question after the report is issued.

When paying more genuinely makes sense
Older Federation and inter-war homes in the inner-west and eastern suburbs typically justify a fee at the top of the standard band. There are more building materials to assess, more decades of unpermitted alterations, higher termite pressure and a much higher chance of hidden moisture damage behind rendered walls.
Post-war fibro homes in Western Sydney and the Sutherland Shire often warrant an asbestos-specific inspection layered on top of the standard report. That is genuinely additional work and it is fair for the inspector to charge for it separately.
New builds at handover justify paying for a genuine PCI specialist rather than a general pre-purchase inspector. The defect language, the photo evidence standard and the tolerance thresholds are all different, and a report written to the wrong standard is difficult to enforce against the builder.
