Reading the load path: how a structural inspection works

Every residential structure transfers load from roof to walls to floors to footings and into the ground. When a crack appears, the question is not just ‘where’ but ‘why in this location’ — a diagonal crack in a masonry wall means something very different from a horizontal one, and both mean something different from a stepped crack at a window head.

Our structural inspection reads the whole load path, correlating crack patterns with foundation type, soil class, roof loads and any recent works. That's how we identify whether you're looking at seasonal reactive-soil movement, footing failure, structural overload, or something else entirely.

The soil movement zones every Sydney inspector knows

Large parts of western and south-western Sydney sit on highly reactive shale-derived clay soils (Class H1 or H2 under AS 2870). These soils swell in wet weather and shrink in dry, and lightly-founded slabs can move significantly over a season. Federation-era terraces in the inner-city sit on filled quarry sites with mixed foundation performance.

Coastal suburbs face different challenges — salt-air corrosion of reinforcement, sandy footings, and progressive settlement of poorly compacted fill. A structural inspection interprets the crack pattern in the context of the soil zone your house actually sits on.
