A conveyancing strata report reviews the books — meeting minutes, financials, capital works fund, and any levies raised. What it does not do is physically inspect the building. If the owners corporation has been under-funding maintenance, the report won't tell you.

A Pest & Building Inspections Australia strata inspection puts a qualified building inspector inside the common property to verify the condition of the roof, façade, waterproofing, fire-safety systems, and structure — and to identify remedial work that is likely coming, whether it's been raised at AGM or not.

We assess the roof (waterproofing, gutters, ventilation, safety access), the façade (cladding, sealants, expansion joints, balcony waterproofing), the internal common areas (lobbies, stairs, fire doors, egress), the basement (car park slab, drainage, sprinklers, pumps), and the plant areas (fire pumps, water services, communal AC).

Each zone is photographed and ranked, and any defects flagged against likely remedial cost bands so you can weigh the strata levies you're about to inherit against the buffer in the capital works fund.

Pest & Building Inspections Australia also acts for owners corporations directly — producing capital-works-informing planned maintenance reports and building-specific remedial reports. That evidence gives strata committees a defensible basis for special levies and a clear scope for tendering remedial trades.

Reports are structured to inform the 10-year capital works fund forecast required under the Strata Schemes Management Act 2015 (NSW).
