A dilapidation report is an independent, evidence-grade record — not an opinion piece. Inside the report you'll find high-resolution photographs of every accessible internal and external surface, crack-gauge measurements against existing cracking, references to floor plans and elevation sketches, and a written narrative that describes the property's condition on the date of inspection.
Unlike a building inspection, a dilapidation report is not looking for defects to negotiate on — it's establishing a legally defensible baseline.
