Where asbestos hides in a Sydney home

The most common asbestos-containing materials in Sydney homes are asbestos-cement sheeting (walls, eaves, wet-area linings), corrugated cement roofing (garages, sheds, carports), vinyl floor tiles and their bituminous backing, gaskets around old wood-heater flues, and fibre-cement fences.

Less obvious locations include lagging around hot-water pipework, spray-on ceiling texture in older units, and backing sheeting behind kitchen and bathroom cabinetry. Our inspection covers each of these zones with visual identification and, where necessary, sampling recommendations.

Bonded versus friable — and why condition matters

Asbestos-cement (bonded asbestos) is generally low-risk while in good condition and undisturbed — the fibres are locked into the cement matrix. Once bonded asbestos is broken, drilled, weathered or aged past its useful life, it can release fibres and become dangerous.

Friable asbestos (lagging, loose-fill insulation) is high-risk in almost all conditions and must be handled by a licensed Class A asbestos removalist. Our report distinguishes clearly between the two, and rates each identified material's condition on a green/amber/red scale.

What to do with the report

Where materials are identified as in good condition and undisturbed, the report typically recommends leaving them in place and inspecting periodically. Where materials are damaged, weathered or in high-disturbance locations, we recommend engagement of a licensed removalist and refer to SafeWork NSW guidance.
