Are Hawk Eye building reports compliant with Australian Standards?
Yes all Pre Purchase Building Inspections Comply with Current Australian Standards 4349.1 1995

What type of buildings does Hawk Eye inspect?
A. Free standing houses
B. Semi detached houses
C. Terrace style houses
D. home units or flats
E. Company, strata and community title units
F. Villas
G. Town houses and cluster homes

What type of buildings does Hawk Eye not inspect?
Multi storey concrete buildings (3 storeys and more)

What areas of a building does Hawk Eye look at?
The areas inspected and reported in a pre purchase inspection are; all accessible areas to the interior, exterior, sub floor, roof void, out building, garage, granny flats and garden areas.

What type of things does Hawk Eye look for when inspecting a house?
Please be aware that the structures listed below are examples only. Buildings are constructed in many different ways thus some reports will only cover the areas applicable. Eg. Cottages built on a concrete slab will not have sub floor timbers mentioned in the report.

Ceilings
Sagging plaster board sheets, nails popping, defective lining, cracking from movement, dampness and water damage, plaster board not fixed adequately and minor damage from impact or other.

Walls
Bulging, nails popping, bent studs, defective lining, dampness and water damage, significant distortion and drummy plaster, plaster board not fixed adequately and minor damage from impact or other.

Floors and floor coverings
Springy floor, floors not level, borer damage in floors, wood rot or water damage floors, butt jointed flooring or any other defect.

Concrete floors
Large cracks in floors, deviations, defects on finishes, slab edge exposure compliance, incorrect placement of reinforcement, incorrect placement of concrete

Windows
For example on a timber windows Hawk Eye would take note of putty, sash operation, broken glass, sash fittings and hardware, water staining ,wood rot termite damage, corrosion and workmanship, flashings. Or in an aluminium window Hawk Eye would inspect the glazing seals, sash operations, broken glass, water staining corrosion and workmanship.

Joinery
Doors, architraves, skirtings and closets. Binding doors, defective door hardware, corroded or rusted fittings, damaged doors, badly fitted doors, unprofessionally fixed architraves and skirtings, loose skirtings and architraves water damaged or other damage to skirtings or architraves bowed timbers, general workmanship.

Kitchen
Bench tops: Lifting or delamination of laminate, water damage to bench tops, burn damage to bench tops, unprofessional finishes to bench tops. Kitchen cupboards: water damage to cupboards, door and drawer operation, hardware operation, plumbing and drainage, water hammer, water pressure, damage to components, loose or drummy tiles, broken or cracked tiles, grout and sealant, workmanship in general.

Bathroom / ensuite/ WC
Grade of floor, floor waste, shower recess, broken glass,leaking plumbing, water pressure, water hammer, loose or drummy tiles, cracked or broken tiles, water proofing effectiveness, over flow, broken or cracked pan, cistern operation, vanity condition and wash basin, ventilation, general workmanship.

Laundry
Grade of floor, floor waste, Laundry tub, broken glass,leaking plumbing, water pressure, water hammer, loose or drummy tiles, cracked or broken tiles, water proofing effectiveness, over flow, joinery condition, ventilation, general workmanship.

Stairs
Stringer, handrails, balusters, newel posts, treads, risers, winders, spandrels and general workmanship

Roof void
Roofing timbers, method of construction ( eg. Trusses or conventional. ), insulation, sarking, party walls, integrity of assembly, general workmanship, other defects.

Sub floor
Bearers and joists, piers, stumps, timber framing, dampness and damp damage, ventilation, drainage, leaking plumbing, debri, ant caps, termite preventatives, general workmanship.

Exterior
Brick work, mortar, cladding, visible flashings, weep holes, joint sealants, protective coatings (paint), facias, gutters, down pipes, roof covering, pitch of roof is acceptable, chimney flashings, window flashings, steel lintels, concrete lintels, drainage problems, attachments (eg. pergolas and decks free standing and attached), windows, ant caps, eave linings, garden areas (eg. Retaining walls, dispersion pits, natural ground level and possible drainage problems).

Does the report have photos of damage?
Yes all Hawk Eye reports have digital images of damage and other items of interest.

How long will it take for you to do the inspection?
The average inspection takes 1.5 to 2.5 hours on site if not too many problems are found. In the event that there are many defects it can take longer.

Can I ring you and talk to you about the inspection report?
Please feel free to ring and discuss any issues you have or if you need further clarification on any part of the report. I am passionate about great customer service and all my clients are important.

Can you email or fax the report to me?
Yes. Email is the preferred option but if you only have a fax it can be faxed.

How do I get the report?
All hard copies are sent to your preferred address or you can pick it up in person from my office.

How do I pay for the report?
Hawk Eye accepts cash, cheque or money order.

Are you qualified to do these inspections?
Yes. The Hawk Eye Builders license Number is 91810C. Hawk Eye's Building consultant License number is BC 1120. Pest management technician license number is PMT 15-003650-003. Please feel free to check these license number on the department of fair trading website.

Do you have Professional Indemnity and Public Liability Insurance?
Yes. A certificate of currency can be faxed to you upon request.

What are your trading hours?
Hawk Eye can be contacted from 7am to 7pm 6 days a week and 10am to 7pm on Sundays.

Can I attend the inspection?
You are welcome to attend the inspection if it is ok with the vendor. However it is advisable not to ask the consultant questions during the inspection as this can disrupt the flow and line of thought and normal procedure to ensure nothing is missed.

Inspection Glossary

Stormwater Defect: Stormwater not connected to underground services.

Roof Leak: Roof leak causing roof sag and roof structural damage.

Unsealed Taps: Taps are not correctly sealed.

Limited Body Access: Limited body access to sub flooring, making inspection difficult.

Defective Ant Caps: Ant caps are not soldered and not continuous, rendereing them defective.

Woodrot: Moderate to extensive woodrot to flooring and subfloor timbers.

Leaking Shower: Leaking Shower causing potential structural damage to subfloor bearer and joist.

Inadequatley Packed Peir: Unproffessional packing of peir.

Inadequatle Ant Caps: Inadequate ant caps plus broken bearer.

Eave Lining Not Closed: Incomplete roofing eaves causing entry point to vermin.

Disconnected Bearer: Bearer needs to be packed and the ant cap replaced.

Floor Gap: Gap between wall and floor junction causing air ventalation and thus inefficient heating and access to vermun.

Butt Jointed Flooring: Butt jointed flooring cause heating and cooling to be inefficient and can also cause illness to occupants.

No Window Flashing: Flashing not present above window frame, allows the possibility of water to enter into the home.

Perished Brickwork: Perished brick work on peirs, causing structural damage to the home.

Termite Mud Problem: Termite mud portrays termites tracking up a concrete wall.

Termite Leads: Termite leads going into timbrer structure.

Termite Damage: Termite damage the size of a match was found using a Hawk Eye inspection.

Spa Bath Bedding: Spa bath bedded with expandable foam which will sink when full abd cause damage to grout.

Insufficient Packing: Pier needs to be packed to underside of bearer.

Perished Peir: Cast concrete peir broken due to re-inforcement rusting.

Leaking Flashing: Leaking flashing arouond sink pipe in roof.

Woodrot: Woodrot to window sill and no putty around glass.

Joists Not Joined: Floor joists not joined over bearer.

Pier Cracks: Cast concrete pier cracked due to re-inforcement rusting.

Woodrot: Woodrot to timber cladding.

Insufficient Support: Floor joists have only 20mm of pine supporting deck. Very Dangerous.

Perished Pier: Cast concrete pier has perished and needs to be replaced.
